Buiding Regulation FeesFull Plans application
Fees are payable by the person by whom or on whose behalf building work is being carried out and are charged in two stages:

  • ‘Plan fee’ which must accompany the application submitted for approval to the Council
  • ‘Inspection fee’ which is payable following the first inspection of the work in progress

You should submit the plan fee only with the application.  An invoice for the inspection fee will be sent out later should the building work commence.

For certain minor works the plan fee and inspection fee are amalgamated into a single fee payable with the application.

Building Notice
A single fee is payable and the fee must accompany the notice. The fee is equivalent to the aggregate of the plan fee and the inspection fee that would be payable for a corresponding full plans application.

Regularisation Certificate Application
A single fee is payable and the fee must accompany the application. The fee is equivalent to the aggregate of the plan fee and the inspection fee that would be payable for a corresponding full plans application plus an additional 20%.

Exemption from fees
If any work is solely for the benefit of a disabled person you should contact the Building Control Department for further information. We will normally require confirmation from the Occupational Therapist as to the nature and extent of such work.

Fees based on estimate of cost
Where fees are calculated in accordance with the estimated cost of the work the building regulations application must be accompanied by the written estimate. Please note that an ‘estimate’ means a written estimate accepted by a district council of such reasonable amount as would be charged for the carrying out of the work by a person in business to carry out such work.

Cheques
Cheques should be made payable to ‘Armagh City and District Council’

Fees
Fees for small domestic buildings (dwellings) not exceeding 3 storeys and less than 250 square metres in area.

Single dwelling:

  • Plan fee £75.00
  • Inspection fee £175.00

Two or more dwellings:
The ‘plan fee’ is the sum of the amount shown in column 2 of Table 1 relating to the number of dwelling plan types plus the amount shown in column 2 of Table 2 relating to the total number of dwellings.

The ‘inspection fee’ is the amount shown in column 2 of Table 3.

Where the floor area of a dwelling exceeds 250 m2 fees are calculated in accordance with the estimate of cost.

Other works – calculation of fees based on estimate of cost

  • Where the estimated cost does not exceed £2,000 the sum of £60.00
  • Where the estimated cost exceeds £2,000 but does not exceed £5,000 the sum of £150.00
  • Where the estimated cost exceeds £5,000 but does not exceed £20,000 (a) the sum of £150.00 together with (b) for every £1,000 ( or part thereof ) by which the cost exceeds £5,000 the sum of £10.00
  • Where the estimated cost exceeds £20,000 but does not exceed £100,000 (a) the sum of £300.00 together with (b) for every £1,000 ( or part thereof ) by which the cost exceeds £20,000 the sum of £8.00
  • Where the estimated cost exceeds £100,000 but does not exceed £1,000,000 (a) the sum of £940.00 together with (b) for every £1,000 ( or part thereof ) by which the cost exceeds £100,000 the sum of £5.00
  • Where the estimated cost exceeds £1,000,000 but does not exceed £10,000,000 (a) the sum of £5,440.00 together with (b) for every £1,000 ( or part thereof ) by which the cost exceeds £1,000,000 the sum of £3.50
  • Where the estimated cost exceeds £10,000,000 (a) the sum of £36,940.00 together with (b) for every £1,000 ( or part thereof ) by which the cost exceeds £10,000,000 the sum of £3.00

Building Control fees based on estimated cost of works
Where the estimated total cost of the work does not exceed £5,000 the plan fee payable is the total amount as calculated above (no inspection fee is payable).  Where the estimated total cost of the work exceeds £5,000 the plan fee is 25% of the amount as calculated above (the inspection fee payable if and when the work starts is the remaining 75%)

Fees based on multiple applications
Two or more dwellings:

The ‘plan fee’ is the sum of the amount shown in column 2 of Table 1 relating to the number of dwelling plan types plus the amount shown in column 2 of Table 2 relating to the total number of dwellings.

The ‘inspection fee’ is the amount shown in column 2 of Table 3.
